How to set your investment property apart from others in the market

So, you’ve chosen your block of land, decided on your builder and are ready sign contracts. There have been lots of things that have helped you make decisions to this point, but what can you do to try and set your property apart from others in the rental market?

Whilst there are lots of upgrades that are costly and offer no real financial benefit (ie you may not be paid a higher rent for additional inclusions), some things are worth considering in order to make your property more appealing compared to others.

Non-negotiable items to include:

  • Minimum 2 x split system air conditioners
  • Ceiling fans to bedrooms and living areas
  • Ceiling fan to the alfresco area – because we love to entertain all year round
  • Stone bench tops

These are just a few of the items that are must haves and generally required by tenants in the market when considering if your property could be their new home. These items are also very commonly included in almost all new homes these days. 

So… what can you add to make your property that little bit more appealing to the market?

Possible extras worth considering:

  • Ducted air conditioning – Depending on the size of the home, this is sometimes favourable
  • Waterfall edges to kitchen bench tops – Purely aesthetic, but very appealing
  • Pendant lights to kitchen
  • Barrier or security screens in lieu of fly screens
  • BBQ point in the alfresco area
  • Water point to fridge space – most fridges these days have the ability to be plumbed in
  • 900mm appliances
  • Gas cooking
  • Shower niches to bathrooms
  • 4 bay of shelving to build in wardrobes
  • Obscure glass to windows in bathrooms
  • Concrete pad under clothesline
  • Concrete pavers / stepping stones through any area in the yard that has stones on the ground – nobody likes walking bare feet on stones
  • Microwave space in the kitchen
  • Mirrored sliding doors to built in wardrobes
